How does this affect MY neighborhood?
This is a bigger issue than a superstore being proposed adjacent to Highland Farms and the Rolling Meadows neighborhoods.
If the proposed project is allowed to proceed, it could set a dangerous precedent for development along the Transit corridor. What if a developer like Bella Vista Group decided that the Town of Clarence needed a Target Superstore across the street from its current location? Would 100′ be enough of a buffer?
(Pictured to the left. Click to see larger picture) One of last Bella Vista Group development in the Town of Clarence was the Walmart Superstore on Transit Road. The buffer between the Walmart Store and neighborhoods of Eastbrooke Place is nearly 300 feet. The larger buffer does not shield the neighborhood from endless trash blowing into their yards, noises originating from the adjacent property (trucks, plows, parking lot vacuums), according to some of the residents on Eastbrooke Place, who live directly behind the store. NOTE: the white box designates a 100′ buffer from the back of the Walmart property.
Are we a community of big boxes and corporations or of neighborhoods and families?
Whose neighborhood is next to be threatened?
