Zoning: What’s the difference?
There are three zoning classifications currently being discussed. To simply differentiate, it is a matter of size, use and density of the building. There are special requirements that each use must meet. There is also an expected increase in traffic as each zoning designation increases.

Read the Town’s zoning description for commercial
Commercial buildings are less than 30,000 sq.ft. in size (can be larger by special permit). All current stores that exist on Transit Road between Roll Road and Highland Farms classify as COMMERCIAL already. The pictures below depict how the Town Planning Board recommends how the front portion Segment B should be developed if it is DOWNZONED to commercial. By downzoning to commercial, it will effectively limit the impact on traffic and the adjacent residential neighborhoods. |

Major Aterial buildings are less than 50,000 sq.ft. in size (can be larger by special permit) The pictures below depict how Bella Vista Group wants to develop all of Segment B. (excluding a few existing stores). |
