Segment B is the east section of Transit Road from Roll Road to Highland Farms Drive.
Question: Why is ClarenceFirst Homeowners Association turning their backs on Wegmans, a company that gives so much back to the community?
Answer: We are not against Wegmans as a company. Many of the members of the ClarenceFirst Homeowners Association are very loyal customers of their stores in Western New York. We are against Wegmans proposed new store on Transit Road because it is a socially irresponsible and an ill-conceived project. There are other options for Wegmans to pursue that will not set a dangerous precedent for development and the master plan in the Town of Clarence, endanger hundreds of children who attend Transit Middle School and affect the quality of life for hundreds of residents who would live nearby.
Question: The recent glossy flyers distributed by Wegmans and the Buffalo News report implied that there was a petition against development in the Town of Clarence. Is your group against all development in the Town of Clarence?
Answer: We at Clarence First Homeowners Association are not against development in the Town of Clarence as long as it fits within the stated goals of the Master Plan 2015. The petition drive was undertaken as a result of the proposed Wegmans Superstore project does not fit within any of the stated goals and expectant outcomes of the Town of Clarence Master Plan 2015.
Question: I was recently at the current Wegmans Store on Transit Road and they had a great poster announcing the new store. An employee told me that it is opening in 2011. Is that true?
Answer: No. It is not true. Bella Vista group has started on a public campaign to muster support of the new store. It is FAR from being a DONE DEAL.
First, the future home of the new Wegmans Superstore would require a rezoning of the Single Family Residential zoned parcel north of Roll Road, east of Transit Road, and south of Highland Farms Drive; called “Segment B”, into Major Commercial zoning. Bella Vista Group, the developer for Wegmans, has made such a petition.
However, this rezoning has not yet been done!
In fact, the Town of Clarence Planning Board, after a detailed investigation of the proposed Wegmans project, unanimously recommended on May 6, 2009 the Town Board to reinstate their 2008 recommendation to down-zone the Transit Road Corridor between Roll and Clarence Center Roads from Major Arterial to Commercial at its current depth. They believe this down-zoning is supportive of and consistent with the objectives of Master Plan 2015 for the reasons articulated in their 2008 recommendation.
